Your local mortgage broker in Warrington

I J Mortgage Solutions is a Warrington-based, family-run mortgage and protection adviser ⚑. We advise people across the town: Latchford, Stockton Heath, Appleton, Grappenhall, Great Sankey, Penketh, Chapelford, Westbrook, Birchwood, Padgate, Woolston, Culcheth, Lymm and surrounding areas.

Your advice comes from Joshua Barlow, founder of I J Mortgage Solutions ⚑. As a broker, we compare mortgages from across the market rather than one bank's range. We explain your options in plain English, then handle the application, the lender and the chasing through to completion. Because we know the local market (the house types, the leasehold questions and the new-build sites), we can spot issues early. If you're further afield, we also advise clients across the UK by phone and video.

Warrington property at a glance

  • £260,000: average house price in Warrington, up 5.4% in a year (ONS, July 2026)

  • £217,000: average price paid by first-time buyers (ONS, July 2026)

In the year to June 2026, about six in ten Warrington sales (60.7%) were at £300,000 or less, the price up to which first-time buyers in England pay no stamp duty. Leasehold is also more common here than many buyers expect. 37% of houses (not just flats) sold in the borough were leasehold, rising to more than half in WA1. Lenders look closely at the lease length and ground rent, so we check these early.

How much can I borrow in Warrington? Mortgage costs explained

Income multiples. Most lenders lend up to about four to four-and-a-half times income. Bank of England rules limit how many loans each lender can make at 4.5 times income or more, so higher multiples are available but limited. Lenders also stress-test your budget, looking at your credit commitments, childcare and other regular outgoings. Two people on the same salary can get very different answers.

Deposit and loan-to-value. With a 5% deposit, a £217,000 home (the Warrington first-time buyer average) needs £10,850 down. A 10% deposit needs £21,700. A bigger deposit usually opens up more mortgage deals. Gifted deposits from family are accepted by many lenders. A Lifetime ISA can add a 25% government bonus (on up to £4,000 a year) towards a first home costing £450,000 or less.

Stamp duty. First-time buyers pay nothing on the first £300,000. Home movers buying at the Warrington median of £265,000 would pay £3,250 in stamp duty. Buy-to-let and second homes carry an extra 5% surcharge.

Other costs to budget for. Plan for solicitor's fees and searches, a survey, any lender arrangement fee, removals, and our fee (see below). We don't quote rates on this page because they change constantly and depend on your circumstances. We'll show you the real figures for your situation, in writing, before you commit.

Mortgage advice for every stage in Warrington

First-Time Buyer Mortgages

We work out a realistic budget and explain deposits, gifted deposits and Lifetime ISAs. Where appropriate, we get a Decision in Principle so you can make offers with confidence. We then manage the application, whether you're buying a flat in town, a terrace in WA2 or a new build in Chapelford.

Remortgaging

If your fixed rate is ending, it's worth reviewing early rather than moving onto your lender's standard variable rate. We compare a product transfer with deals from other lenders, including raising money for home improvements

Home Movers

We compare porting your mortgage with taking a new one, including any early repayment charges. We plan around your sale and chain, and keep your solicitor and estate agent updated.

Buy-to-Let and landlords

At the 2021 Census, 15.2% of Warrington households rented privately, up from 11.2% in 2011 (ONS). We arrange buy-to-let mortgages for first-time, accidental and portfolio landlords, in personal names or through a limited company, and explain rental stress tests clearly. [Text: small] Most buy-to-let mortgages are not regulated by the Financial Conduct Authority.

Self-employed and company directors

Sole traders, directors, contractors and CIS workers often don't fit high-street criteria. We look for lenders whose approach suits how you're paid, and help you prepare your accounts or SA302s before you apply.

Bridging & Short-Term Finance - referral only

Frequently asked questions

Do I need a mortgage broker in Warrington, or should I go to my bank?
A bank can only offer its own mortgages. As a whole-of-market broker, we compare deals from across the market, check which lenders' criteria fit your income and the property, and manage the application through to completion. Many people go direct, but a broker can help when your situation or the property is less straightforward.

How much does a mortgage adviser cost in Warrington?
There may be a fee for arranging a mortgage and the precise amount will depend on your circumstances. This will typically be £399. We will confirm how we are paid in writing before you decide to go ahead.

Can I meet a mortgage adviser face to face in Warrington?
Yes. We're based in Warrington and face-to-face meetings are available on request. Most clients choose phone or video appointments because they fit around work, including evenings and weekends.

What is the average house price in Warrington?
According to the ONS, the average house price in Warrington was £260,000 in July 2026 (provisional), up 5.4% on a year earlier. First-time buyers paid £217,000 on average and home movers £314,000. HM Land Registry data shows a median sale price of £265,000 for July 2025 to June 2026.

How much deposit do I need to buy a house in Warrington?
Some lenders accept a 5% deposit, which would be £10,850 on a £217,000 home, the Warrington first-time buyer average. A 10% deposit or more usually gives you a wider choice of mortgages. Gifted deposits and Lifetime ISA savings can help.

How much can I borrow for a mortgage?
Most lenders lend up to about four to four-and-a-half times income, with some going higher in limited cases. The final figure depends on your income, outgoings, credit history and deposit. We work out a realistic figure before you start viewing.

Do first-time buyers pay stamp duty in Warrington?
Warrington is in England, so Stamp Duty Land Tax applies. If everyone buying is a first-time buyer, there is no stamp duty on the first £300,000 and 5% on the portion from £300,001 to £500,000. First-time buyer relief does not apply above £500,000.

Can I get a mortgage on a leasehold house in Warrington?
Usually, yes. Leasehold houses are common in Warrington: 37% of houses sold in the year to June 2026 were leasehold. Lenders check the remaining lease length and the ground rent terms, so we review these with your solicitor before you apply.

How long does it take to get a mortgage?
A Decision in Principle can often be arranged quickly. A full mortgage offer commonly takes a few weeks after the application, depending on the lender, the valuation and how quickly documents are provided. New builds and chains can take longer.

What documents do I need for a mortgage application?
Usually photo ID, proof of address, recent payslips and bank statements, and details of your deposit. Self-employed applicants normally need SA302s and tax year overviews or company accounts. We'll give you a checklist for your situation.
