Portfolio Landlords (4+ Properties)

If you own four or more mortgaged properties, you are classified as a Portfolio Landlord. While many high-street lenders have restricted criteria for larger portfolios, we work with a wide range of specialist providers who consider more complex cases.

HMOs & Multi-Unit Blocks

Houses in Multiple Occupation (HMOs) offer higher yields but come with complex licensing and lending criteria. We know the lenders who understand the true value of an HMO (valuing it on "Investment Value" rather than "Bricks and Mortar"), allowing you to borrow more.

Limited Company (SPV) Buy-to-Lets

In response to changing tax legislation (Section 24), many landlords now choose to purchase properties through a Special Purpose Vehicle (SPV) Limited Company.

  • Tax Efficiency: Under a Limited Company structure, it is currently possible to offset 100% of mortgage interest against rental income. However, tax treatment depends on individual circumstances and may be subject to change. We strongly recommend that you seek independent professional tax advice to see if this is the right route for you.

  • Specialist Lending: We provide access to a wide panel of lenders who design products specifically for SPVs.

  • Flexible Stress Testing: Lending through an SPV can often provide access to different rental stress tests. Please note that these criteria vary significantly depending on the lender and your individual application.

The "Rental Stress Test" Explained

"How much can I borrow?" Unlike a residential mortgage, a Buy-to-Let mortgage isn't based on your salary; it's based on the Rental Income of the property.

Lenders use a "Stress Test" to ensure the rent covers the mortgage even if rates rise.

  • Basic Rate Taxpayers: Rent usually needs to cover 125% of the mortgage payment.

  • Higher Rate Taxpayers: Rent usually needs to cover 145% of the mortgage payment.

  • Limited Companies: Often benefit from the lower 125% stress test regardless of your personal tax band.
